Lynch, as recorded in Deed Volume 31, Page 1886, said point being located from the centerline intersection of Fern Avenue with the centerline of West 47th Street (50 feet wide) South 00 deg. 24' 10" East, a distance of 225.00 feet, and South 89 deg. 19' 51" East, a distance of 25.00 feet to the point and place of beginning. Thence, the following four courses and distance: South 89 deg. 19' 51" East, with the South line of said Lynch, (thru a capped 5/8" iron pin set for reference at 0.20 feet), a total distance of 145.16 feet to a capped 5/8" iron pin set to mark a point in the West line of lands to Ashtabula Limited Partnership, as recorded in Deed Volume 86, Page 7244.
